This Memorandum and further information that may be supplied on the terms set out above and, on the terms, contained in a confidentiality agreement entered into by the recipient, the terms of which incorporate the above conditions and which contain restrictions on the use of the information, its disclosure, and the conduct of the recipient subsequent to the recipient.
The recipient acknowledges the foregoing, and it is hereby agreed that the terms of the confidentiality agreement are incorporated into and form part of these conditions

Andrew Lowy in the capacity of the manager and director of AIR 360 REAL ESTATE PTY LTD ABN 36 614 352 911 has decided to seek investors for the business AIR 360 REAL ESTATE PTY LTD and has requested that Allbiz Deal Room Pty Ltd (ABN 56 630 339 150) serve as the process's communication medium. This confidential information memorandum ("Memorandum") has been prepared for selected parties with a preliminary understanding of the business of AIR 360 REAL ESTATE PTY LTD and to assist the recipient of the memorandum ("Recipient") in making their own independent appraisal of AIR 360 REAL ESTATE PTY LTD before making any investment. The memorandum does not purport to be complete or contain all of the information that a prospective investor may require. Aerial 360 Property Searching
AIR360RE takes property searching literally to another level by replacing legacy old school online searching platforms like Real Estate dot com, Domain and Homely, with a world first Aerial 360 panorama platform (it is like google maps in the sky, forty meters above the earth).
Interactive Viewing Experience
When buyers are searching for property on the AIR360RE listing platform, their search starts in the air within chosen suburb, one hundred and twenty meters off the ground. The end user controls their 360-view using their mouse or finger (on mobile devices) to rotate the view. They see all the properties that meet their criteria, identified by PINs.
Comprehensive Property Exploration
By clicking on a PIN above the property location of interest, the end user navigates to an aerial 360 view directly above the property. This aerial 360 view provides a comprehensive view of the property landscape and its surroundings facilities and features to get the best possible feel for the area.
If the property location is suitable, the end user clicks on the property to be transformed into a virtual tour of the property. For those end users stuck in the old world of property searching, they can choose to select legacy view of properties to see a result list where they can scroll down to view each property and click on the photo of the property to view the listing.
AI-Powered Appraisal Generator
The first stage of the real estate agents sales process is to generate a property appraisal that they can present to the property owner and bid to win their business. On average it takes an agent up to 2 hours to prepare a property appraisal and send out to each prospect. AIR360RE accelerates this process by using our AI-powered tool to create the appraisal in seconds (not hours).
The agent simply logs into our platform, enters the prospects details and the address of the property, and clicks the go button. The appraisal is automatically generated, and the agent has the option to make edits or accept the content and send to their prospect at the click of a button.
AI Summary Creation
Each time a new property appraisal is generated, we use AI to automatically summarise the content into a shortened transcript.
Video Generation
This transcript is then converted into an AI generated video of the agent introducing their appraisal to the prospect.
One-Time Recording
The agent pre-records themselves once during onboarding to capture all mouth movements and voice.
Review and Share
The agent reviews the video, can edit the transcript if needed, and shares it with prospects in one click.
At any stage, the agent can login to the AIR360RE platform and send the appraisal to anyone else that the prospects requests to see and review.
AI-Powered Property Listing Management
Appraisal Tracking & Scheduling
Our platform alerts the agent once the appraisal is accessed by the prospect so they can reach out and book either an online or face to face meeting to present the appraisal and their proposed marketing campaign. Once approved the appraisal is digitally signed on the AIR360RE platform which automatically schedules the drone pilot in the property location to capture the aerial 360 photography for the listing.
Photography & Listing Management
The property virtual tour onsite photography is scheduled either by the client or the agent using the AIR360RE online booking tool. Once the AIR360 drone view and the virtual tour photography is completed, the agent is alerted, and when ready they can change the listing status to live.
AI-Powered Investor/Purchaser Updates
At any stage, the agent can send a new property listing to selected property investors or identified purchases with one click. The investor/purchaser receives a personalised video from the agent that is generated from an AI generated transcript that highlights the property features. The message includes an action to click a link and see the new listing on the AIR360RE platform. The transcript is editable by the agent and each investor/purchaser name is automatically referred to in the video introduction. This enables sending the new listing in one click to as many contacts selected with a personalised message.
Enhanced Property Sales Communication
Real-Time Communication
When an end user is viewing an AIR360RE listing, they are prompted with a screen pop up to talk to the agent. If they select "talk to agent" the agent receives a message and clicks on a link in the message to communicate with the end user. The agent can view what the end user is looking at on the AIR360RE listing platform in real time, and they can provide further information to progress the sale. All communication with the end user is captured into a transcript and an AI generated summary of the discussion is generated. The agent reviews the transcript and can edit or accept it and send the viewing report directly to the property owner in real time.
Follow-up Process
All listing interactions, communications transcripts and reports are captured for each property the agent is listing and once the agent approves are available online to be viewed by the property owner. If the end user does not select "talk to agent" pop up while viewing the property. The agent receives the end users contact information via SMS as well as on their AIR360RE account so they can follow up. If the end user selects the "talk to agent" pop up while viewing the property, but the agent is not available to respond, the end user receives a message that "the agent is currently unavailable" The agent receives the end users contact information via SMS as well as on their AIR360RE account so they can follow up.
